Estudo revela qual teve maior aumento em 2025<\/h2>\n<p>O custo do aluguel residencial no Brasil finalizou o ano de 2025 com um aumento m\u00e9dio de 9,44%, de acordo com o \u00cdndice FipeZAP divulgado nesta quinta-feira (15). Embora tenha sido um crescimento menor que os registrados nos \u00faltimos tr\u00eas anos \u2014 16,55% em 2022, 16,16% em 2023 e 13,50% em 2024 \u2014, esse reajuste superou a infla\u00e7\u00e3o oficial do pa\u00eds, medida pelo IPCA, que fechou em 4,26% no per\u00edodo.<\/p>\n<p>O levantamento aponta que o impacto nos alugu\u00e9is foi maior nos im\u00f3veis com tr\u00eas dormit\u00f3rios, que tiveram alta de 10,19%. J\u00e1 as unidades com dois quartos apresentaram um aumento um pouco inferior, de 9,19%.<\/p>\n<p>Os valores dos alugu\u00e9is subiram em 34 das 36 cidades monitoradas pelo \u00edndice, incluindo 21 das 22 capitais. Teresina lidera o ranking com o maior aumento, de 21,81%, seguida por Bel\u00e9m, com 17,62%.<\/p>\n<h3>Compara\u00e7\u00e3o entre aluguel e compra<\/h3>\n<p>Apesar do crescimento expressivo no aluguel, a valoriza\u00e7\u00e3o dos im\u00f3veis \u00e0 venda tamb\u00e9m avan\u00e7ou em 2025, registrando alta de 6,52% no acumulado do ano.
